Developers require a smooth transition from their involvement towards the end of build completion to handing over to a Managing Agent. By working closely with a number of prestigious developers we have been able to tailor a process that allows communication at an early stage to potential purchasers. This allows for informed decisions regarding property purchase when items including Service Charge Budgets are accurate, informative and transparent from the onset.
Our service can include implementing and overseeing the handover between developer and owner. BNS can explain the details of living in a new property and how the lease works, the setting up of a limited company for the development (including appointment of the Company Officers) and the formation of the company bank account.
BNS offers advice to developers to ensure that leases, covenants and service charge schedules are initiated properly. This will reduce involvement from developers post completion and enhance reputation.
Estates & Freehold Property Owners
BNS works with a number of Freeholders, either from direct appointment or through request from a group of Leaseholders. This approach to reporting is slightly different to a more traditional Residential Management Company set up. However, we like to adopt a transparent approach. Freeholders correctly and contractually, require to be updated and reported to regularly. Naturally we undertake this as per the agreed terms. However, we will always consider the property owners when this set up applies, reporting and communicating fully on all aspects of management of the development they reside in.
By working with the Leaseholders we manage the relationship and expectations of all parties involved. Without distraction Freeholders can concentrate on their core business and be sure that their investment is well maintained and administered.
Often working with Freeholders in a positive manner, BNS can help avoid costly RTM processes by providing a personal and proactive service. We tailor our service to suit various requirements ranging from Ground Rent collection to full management.
BNS views an appointed Letting Agent as an extension of the owner of the property within a communal living development. As such we will recognise and proactively interact with your appointed Letting Agent, where desired. This ensures that service is given without the requirement to involve the individual owner directly on a regular basis. Both parties, BNS and your Letting Agent, will keep owners informed of undertakings, appointments and future plans either in traditional means or via our online portal.
Right to manage
The Right to Manage (RTM) process can be a complex one. However, following the right procedures and legal processes, with or without Solicitors assistance, will ensure that schemes can control the future management of their development.
BNS has the contacts to assist and advise in this process. We work closely to assist Solicitors to reduce inflated administration costs while ensuring the process is undertaken in a complaint manner.
Naturally, once RTM status is achieved, BNS can assist in the management of developments and scheme of owners. We ensure compliance is met to the Freeholder and act in the very best interest of owners.

Naturally, as with any contractor or supplier, we will undertake a level of due diligence to ensure that they are working in our clients best interest, and that the correct levels of insurance are held along with our high standards being met.
BNS works with Solicitors on a daily basis. We deal with enquiries relating to buying/selling, credit control cases, Lease advice or property disputes.
