    Muller House is a listed building converted from an orphanage in Bristol. It encompasses 66 flats over 9 communal core areas. When BNS were instructed to take over management of the property, there were several lease covenants that had not been adhered to by the previous agent. This included external and internal redecoration. BNS immediately set about completing these projects, with the external redecoration being completed in 2015. This project was fully managed by BNS from the onset with the administration process of the Section 20 notices, the collection and reconciling of funds towards the projects and the overseeing of the works until client satisfaction. The works in their entirety had a value of over £150,000 and close management and adherence to the Section 20 process in accordance with the Landlord and Tenant Act ensured the process ran smoothly. As we are less than 12 months away from the next round of external redecoration. We have already started liaising with contractors regarding costs and availability for the works to commence in 2019. Between the two work projects, we have been collecting reserve to increase the fund in place to ensure leaseholders do not have large one off costs for the works, but the costs are spread over time.
